Tilisi Developments: IOTA to Construct Tilisi’s Phase 2 Road Works and Supporting Infrastructure

Tilisi Developments PLC has awarded a $7.3m contract to IOTA Engineering and Construction Ltd to construct its Phase 2 road works and supporting infrastructure. IOTA were eventual winners of a competitive tendering process, after having previously impressed Tilisi with a smaller infrastructure project at the Logistics Park, which they delivered in November 2019.

Nairobi, Kenya: Tilisi Developments PLC has awarded a $7.3m contract to IOTA Engineering and Construction Ltd to construct its Phase 2 road works and supporting infrastructure. IOTA were eventual winners of a competitive tendering process, after having previously impressed Tilisi with a smaller infrastructure project at the Logistics Park, which they delivered in November 2019.

This phase of infrastructure will open up the commercial and residential zones of the 400 acre mixed-use development located near Limuru and includes 2.2 kilometres of tarmac roads, associated water and sewerage networks, and underground reticulation of power and ICT.

The carriageways will be 9 metres wide which includes a one metre wide cycle lane on each side. In addition, there will be a 1.8 meter-wide footpath to make the area pedestrian and cyclist friendly. Furthermore, two more boreholes, water storage tanks, related water reticulation, irrigation lines, a sewage treatment plant and related reticulation will be commissioned as well as 110 streetlights will be installed. The project is expected to be completed within 12 months, so delivery is expected by the end of the year.

“This infrastructure really opens the heart of the Tilisi development” says Kavit co-CEO of Tilisi. “The commercial zone is the life of Tilisi – where residents will come to work, socialise, get educated, receive medical treatment, and shop – all of which are important aspects of modern living.” The masterplan for the commercial zone includes area for schools, medical facilities, shopping malls and offices.

“Phase 2 is really exciting for us. The road will connect to our very own residential project – Tilisi Views – which is currently under construction. Tilisi Views will house the very first of many residents at Tilisi, so this is a significant landmark for us,” said Ranee Nanji, co-CEO of Tilisi. It is expected that there will eventually be more than 10,000 residents living within Tilisi. In addition to the 186 villas at Tilisi Views, other developers within Tilisi include Chigwell’s 400 unit townhouse complex and Maisha Housing Ltd’s affordable housing project consisting of 600 units. Chigwell and Maisha are expected to break ground on their projects in the next 12-18 months.

As the completion of the upgrade of Waiyaki Way draws nearer, not only will the suburbs of Nairobi such as Ruaka, Westlands, Gigiri, Karen, CBD become even more accessible to residents of Tilisi but it is likely that Tilisi will be regarded as an extension of Nairobi. Phase 1 of infrastructure was completed in November 2018. This opened up the 100 acre Logistics Park, which is 69% sold. Africa Logistics Properties, the anchor buyer who purchased 49 acres has commenced construction on their warehouses.
