New Luxury Residence The Pavilion in Accra Cantonments Unveils Ghana’s Largest Elevated Pool Deck

On the back of Denya Developers’ sellout of Tribute House, a high-end residential development in North Airport, their newest prime property, the Pavilion, is now taking center stage.

Located at the corner of 2nd Rangoon Close and Josif Broz Tito Avenue across from the Australian High Commission, the Pavilion offers a Cantonments address with incomparable views and amenities.

“When we started design work on the Pavilion, we knew we wanted to emphasize indoor-outdoor living to take advantage of our views. We were fortunate to be located just beyond the four-story zone in Cantonments and so our owners and residents are really going to benefit from our eight floors and the panoramic views they create,” said Scot Murray, the Managing Director of Denya Developers.

This unique opportunity that the Pavilion offered led Denya’s architecture team to design a suite of amenities under the banner of “resort-style living from the comfort of home.” The pool deck at the Pavilion will be the largest elevated pool deck ever built in Ghana. Totaling an audaciously large 1,500 square meters of outdoor space, it features a 25-meter lap pool, an equally spacious lounge pool with in-pool fountains and seating, a swim-up pool bar, a children’s pool and a games pool, all luxuriously landscaped. Twin sun decks will overlook the pools from the east and the west, while a 220 square meter green field, a forty square meter sand box and a spacious outdoor dining space further round out the resort vibes.

The interior amenities at the Pavilion include two state-of-the-art fitness centres, a purpose-designed games room, a multi-use space for private events, as well as a large café and co-working space for those seeking out that extra convenience.

“Not only have we focused on the amenities, but we’ve spent countless hours with our South African interior architects working through the interior detailing. The culmination of this design effort will be a quietly luxurious, exacting build that Ghana has yet to see the likes of. We couldn’t be more proud of how we’ve gone about designing this development,” said Scot Murray, the Managing Director.

With the GDP of Ghana set to quadruple over the next twenty years, the value of prime neighborhoods like Cantonments and Airport Residential are sure to increase over time. The lack of debt in the market and the limited number of safe and predictable passive investment opportunities make prime real estate in Accra especially enticing and virtually bubble-proof.

“There have been statements made by other developers that apartment values will rise 12-14% a year with 12% rental yields all the while. This is probably an exaggeration. While apartments do provide an excellent hedge, underlying appreciation will more or less grow with inflation until sudden one-off events, like the previous discovery of oil in Ghana, cause prices to quickly rise. Prime Accra does, however, offer very high yields and that has certainly driven enthusiasm for sales,” said Ben-Ike Fredua, Denya Developers’ head of sales.

What helps Denya Developers innumerably is its parent company, the Pragnya Group, which has developed over 5,000 apartments and homes in over seven different cities around the world. From design to procurement, the group’s size and scale enables Denya to offer a better value proposition to its buyers – larger apartment homes with better amenities for lower costs per square meter.

With spacious one bedrooms at the Pavilion starting at $172K, two bedrooms at $281K, and three bedrooms at $435K, luxury living in a super prime location doesn’t have to break the bank. As Ben-Ike Fredua puts it, “We encourage those who are interested to reach out. We have a variety of payment plans and options that can make buying easier. What’s most important to us is that you’re happy both during and after the purchase.” With everything that’s planned at the Pavilion, it’s hard to imagine that there won’t be lots of smiles at completion.
