EXECUTIVE PROFILE

Saudi born businessman Mohammed Abdulmohsin Al Otaibi is the CEO of Ajdan Real Estate Development Company, a leading lifestyle and mixed use developer based in Al-Khobar, as well as AlOula, a pioneer of the development sector in the Kingdom of Saudi Arabia.

CAREER AND KEY ACCOMPLISHMENTS

• ALOULA REAL ESTATE DEVELOPMENT COMPANY – Al-Khobar, KSA – CEO (June 2011 – Present)

As CEO of AlOula and Ajdan, Mohammed has been instrumental in providing executive leadership in managing more than 4.2 billion SR of real estate properties and assets across the MENA region, leading the project management team since 2011, managing project cash flows, time schedules, and overall qualities. Later promoted to the head of the development team back in 2013, he expanded the companies’ development scope to superstructure development, in addition to master plans infrastructure developments.

Main responsibilities:
– Define, develop, modify, and implement short-term and long-term development objectives for all assets.
– Evaluate assets’ performance based on assets’ business plan and development, as well as marketing briefs.
– Identify risks involved in the current assets or potential opportunities and provide practical solutions.
– Manage real estate product development, HBU, design development, design execution and construction, as well as delivery.
– Participate and assist in developing project feasibility and project financing plans.
– Assist investment and finance teams in securing project financing.

– Ajdan Rise: 40+ story residential tower, 170 luxury apartments in Al-Khobar, KSA – ongoing
– Ajdan Hotel: 200+ keys luxury hotel, Al-Khobar, KSA – ongoing
– Ajdan Infinity: 3 luxury residential towers in Al-Khobar, KSA – ongoing
– Dubai Golf City: Development of a 2.2 million m2 plot in Dubai, UAE (urban design + infrastructure) – ongoing

Delivered projects:
– Ajdan Walk: 30,000 m2 of lifestyle development in Al-Khobar, KSA (F&B + Retail) – Fully leased (2019).
– Durrat Alnakheel: Developed 1.1 million m2 plot in Al-Khobar, KSA (Urban Design + Infrastructure) – Delivered and sold (2014).
– Al Sharq Gate: Developed 855,000 m2 plot in Dammam, KSA (Urban Design + Infrastructure) – Delivered and sold (2011).
– Mubarakyiah: Developing 1.2 million m2 plot in Arar, KSA (Urban Design + Infrastructure) – Delivered and partially sold.
– Industrial: Developed 8 million m2 in Dammam, KSA and Cairo, Egypt (Infrastructure) – Delivered and partially sold.

Main responsibilities:
– Manage contracts of structural steel connection design, raw material procurement, manufacturing, and erection.
– Manage time, cost, and quality of shop manufacturing, delivery, and frame erection.
– Value engineering of new contracts to optimize contract value.

– KACWC (ITHRA) – Supply, fabrication and erection of 3500 MT structural steel.

Main responsibilities:
– Architectural design development and concept generation.
– Design contract time and cost management.

Delivered projects:
– Al Bahr Tower: Design of building façade, Abu Dhabi, UAE.
– Medina Haram: Design of rain protection umbrellas, Al Madinah, KSA.
– Mobile Mataf: Design of temporary mataf for al Haram Al Maky, Makkah, KSA.

Main responsibilities:
– Time schedule development and project planning.
– Design contract time and cost management.

Worked on the following projects:
– Shaybah CPF: Gas oil separation plant, project with Saudi Aramco, Shaybah Est, KSA – Delivered in 2009.
– Yanbu Refinery Crude Unit Expansion: Assigned to SSJ consortium as project planner.
– Riyadh Refinery Heater Upgrade: Assigned to SSJ consortium as project planner.

Main responsibilities:
– Participate and assist in developing project feasibility.
– Provide conceptual architectural design overview.

Worked on the following projects:
– Al Othman Towers: 2 high-rise towers (hotel and offices), design development, Al-Khobar, KSA – Delivered in 2008.

EDUCATION AND TRAINING

Mohammed holds a Master’s Degree in Architecture (Honor Graduate) from Dammam University (previously known as King Faisal University), as well as a Bachelor’s Degree of Building Engineering from the College of Architecture Planning (King Faisal University). He is fluent in Arabic and English.
