With the national population increasing at an annual rate of about four percent, urbanization hitting every town and city and foreign direct investments on a consistent rise, demand for real estate properties, either for residential or official purposes, is on the rise. Indeed, the growth potential of Ghana’s real estate sector remains very high.

These developments have conspired with the country’s gaping economic and social disparity to create a national housing deficit that is now an albatross on the neck of the government and those without houses. Ghana Real Estate Developers Association (GREDA), the umbrella body of estate developers, estimates that the deficit had peaked at 1.7 million housing units. GREDA suggests that a minimum of 170,000 housing units is required annually over a 10-year period to offset the deficit, some experts believe that the actual deficit runs in higher figures. GREDA recently called for an establishment of a revolving housing fund that would provide long-term funding for the construction/real-estate sector.
