Bright Owusu-Amofah, CEO of Appolonia City, a modern mixed-use development located within the Greater Accra Metropolitan Area in Ghana, talks about the evolution of the private city over the last few years.
“We have launched three different projects within the city. We started with The Oxford, which is two or three bedroom, middle income housing units. It is a gated community within Appolonia City which will have about 500 units with various amenities such as parks, walking trails and a clubhouse. We have completed the first phase of an affordable housing project. There are 120 units built in partnership with Ghana Home Loans which has since been acquired by First National Bank. Then we have our premium Nova Ridge project, which is another gated community where we give individuals the flexibility to build their dream homes. We sell lots with the infrastructure and allow our clients to submit their designs which are reviewed by an internal development control and architecture committee. Once they meet the guidelines of what we envisaged in the master plan, we allow clients to continue to build their own homes. That has also been extremely successful. In 2020, based on feedback from the markets, we realized there were a lot of Ghanaians who wanted to be a part of these projects; however, they did not meet the price points of the products we had at the time. So, we launched what we called Wala Park. It is very similar to Nova Ridge but is only partially serviced. We had to take out some of the components that made Nova Ridge premium: the clubhouse, the gated community, and underground infrastructure – power and water. These things are expensive and are what make a premium product. We had to take some things out to create a product for people who were looking to be a part of the project but did not meet the price point. The first phase of that is sorted out. We have sold close to 300 plots, and we expect individuals to start building in 2022”, says Bright Owusu-Amofah.
“We have catalyzed our industrial park. It is a mixed-use community and there are at least five factories or projects that are up and coming. The first one was launched in May. It is a large IT company headquartered in Lagos. They have built a massive data center within our industrial park. What this means is the project is fully connected with fiber optic, so fiber infrastructure is available, and all of these things are helping to attract other companies to come onboard. Since then, we have had Palace Biscuits, a confectionery company, that is building its factory. Manufacturers of oxygen Indo Ghana, whose business became valuable during COVID, are building a factory. Nickseth Construction Limited, a local concrete manufacturing company, is also building a factory. We recently signed a deal with a group called Octavia, producers of Tampico fruit juice, and we expect the commencement of their factory in early 2022. Alusynko, a Greek company that produces aluminum windows and doors, is also expected to start in 2022”, he adds.
