BDZ Properties Strengthens Ghana’s Real Estate Sector with Affordable Housing and Commercial Developments

Interview with Aba Amoa, CEO of BDZ Properties
Could you provide an overview of BDZ Properties, tracing its journey from inception and early beginnings to its current operations?
BDZ Properties is a limited liability company incorporated under the Companies Code of Ghana. It started in 2013 as a facilities management company, primarily offering cleaning services. Over time, it evolved into real estate services.
By training, I am a valuation and estate surveyor. Through this expertise, we incorporated property valuation and real estate brokerage into our services. Now, we have expanded into mainstream construction.
Could you provide a comprehensive overview of BDZ Properties’ business scope within the real estate sector? Specifically, what types of properties does the company develop, and what are its primary areas of focus?
Our property developments span multiple sectors. We have partnered with Rabdah Africa Ltd to construct affordable housing as part of our efforts to help address Ghana’s current two-million-unit housing deficit. In addition, we also undertake the construction of commercial properties.
We are currently developing a four-story commercial property in Tema Community One. The building will feature office spaces, a business hub, and a restaurant. We are also working on a 20-unit apartment complex at Lashibi, made up of one- and two-bedroom units, which is presently under construction.
In a highly competitive real estate market, what distinguishes BDZ Properties? What unique strengths or qualities set BDZ apart from other industry players?
First and foremost, we see ourselves as a customer-centric company. We thrive on how our customers feel and believe they are the reason we exist as a business. Because of that, we have a deep sense of responsibility toward their investments. In the real estate industry, nearly every project we undertake represents a significant investment for our customers, whether we re managing, constructing, or selling.

Can you share some of your past real estate projects in the country, and tell us about what you’re working on now?
We have built custom homes for individual clients in the past. Currently, we are expanding our portfolio with affordable housing projects. This project is being executed in phases, with a target of about 100 housing units in total. We have begun with the first 20 units and will continue progressively.
In addition to the housing project, we are also venturing further into commercial developments and apartment construction.
Regarding the affordable homes, where are they located? How many are there, and what are the configurations—one-bedroom, two-bedroom, etc.?
The project is located at Gbetsile, near Michelle Camp, off the Afienya Road. It features two-bedroom units built on spacious 70-by-100-foot plots — at a time when many developments compromise on space, ours still allows room for future expansion. There is also a three-bedroom option available.
Let’s discuss the current projects under development. Starting with the commercial properties—could you share what’s involved in those? Are they strictly office spaces, or do they include other types of commercial use?
It is an office and residential complex commissioned by a client who has engaged BDZ Commercial Properties to handle the construction. The project is a four-storey, state-of-the-art development featuring modern amenities. It will include two units of one- and two-bedroom apartments, all ensuite.
The complex will also feature a swimming pool, a children’s play area, a facilities management office, ample parking space, and 24-hour security, offering residents all the conveniences that make for a truly comfortable and liveable environment.
Given the industry’s competitive nature and the opportunities it presents, what typically attracts professionals to this field, and how would you assess its current state?
I believe there is significant opportunity in the real estate sector, driven primarily by Ghana’s growing population. As more people seek places to call home, whether through buying or renting, the demand for housing continues to rise. This creates strong demand for real estate, allowing BDZ Properties to capitalize on the sector.
Africa represents the next major growth market. According to recent reports, the number of billionaires on the continent is projected to increase by 60% over the next decade. This growth signals substantial investment opportunities, particularly in real estate.
Initiatives like the Year of Return have also attracted many people to Ghana, encouraging them to explore, connect, and invest. As a result, the demand for real estate continues to grow, and this is the right time for us to invest and position ourselves within the sector.
Again, there is the housing deficit I mentioned earlier, nearly two million units. We need those homes, but they simply are not available. That gap represents a major opportunity.
With regard to investment, how is the business approaching funding? Are you actively seeking investors or focusing on strategic partnerships, especially given the challenges you previously mentioned?
We need partnerships. As I often say, mortgage financing in Africa, and Ghana in particular is not as accessible as it is in other parts of the world. Many people who build homes do so through their personal savings, gradually investing what they can over time.
That is why partnerships and collaborations, such as the ones we’re engaged in to make housing more affordable, are so crucial. They can go a long way toward addressing the housing deficit. We have already begun working with some partners, but we need more investors to join us in delivering the housing units that will help close the gap.
What types of partnerships are being pursued—technical, financial, or otherwise? Are you also seeking investors?
We are currently open to all kinds of partnerships, whether public–private collaborations or partnerships within the private sector. As I mentioned earlier, our partnership with Rabdah Africa Ltd, a real estate company based in Libya that has expanded its operations to Ghana is an example. As fellow real estate developers, we joined forces to deliver affordable housing solutions.
In the same way, we welcome companies from outside Ghana and even beyond Africa to partner with us on various projects. These partnerships could also take the form of funding or capital injections to support the development of more housing units and real estate projects for the future.
What are the key goals and milestones BDZ Properties aims to achieve over the next three to five years?
Our vision for the next three to five years is to become a household name recognized for delivering excellence in the real estate sector.
We do not just want to be recognized by name; we want to be known for the quality of our services, the impact we make, and our commitment to protecting our clients’ interests and investments. That is what we are determined to achieve.
To conclude, could you share what motivated you to pursue a career in real estate? Given your background in facilities management, what inspired this transition and shaped your professional philosophy?
As a trained Valuation and Estate Surveyor, my entry into the business felt like a natural progression. We began with facilities management, which complemented my valuation expertise perfectly. Leveraging my expertise, I expanded into property valuation, sales and rentals, and eventually construction. That is how I transitioned fully into the real estate industry.
When it comes to my personal philosophy, my mantra has always been about finding purpose through impact. My greatest achievement would be to positively touch the life of at least one person in every community I encounter. Whether it is inspiring the younger generation to take a cue from what we do or motivating others to pursue excellence, that, to me is the true measure of success.
For me, success takes many forms. If it means delivering quality, sustainable housing for our clients, that’s a success story. If it means contributing to closing Ghana’s housing deficit, that too is a success.
These are the principles I live by, creating lasting impact through everything we build and every life we touch.
