Commercial Real Estate Market in Brazil: Details Start to Make a Difference

Mato Grosso, Brazil: Keeping up with the state’s developments and with investments in the Brazilian state of Mato Grosso, the capital city Cuiabá has expanded its real estate market in the last few years. New companies, businesses and even industries have contributed to a greater need in the commercial sector. This is also keeping up with the national tendency since, according to the Association of Foreign Investors in Real Estate (Afire) Brazil was considered the second best country for investments in commercial buildings.

“Today, clients have a lot of information in order to make the best choice; therefore, all of the details are taken into consideration.”

In some regions, the old-fashioned idea of high buildings, with countless rooms and small internal spaces, is not a reality anymore. With their focus on this segment, which has been demanding more and more comfort, construction companies have developed concepts which prioritize convenience, modernity and quality of life at work.

And with so many prospects in the Cuiabá market, details can make a difference when it comes to making a choice. This is what Adriano Sirugi, the relationship manager of Caixa Construções states. “Today, clients have a lot of information in order to make the best choice; therefore, all of the details are taken into consideration.”

At one of the construction company’s commercial undertakings, at the Eldorado Hill Office, the quality of the workmanship and the material that has been used to provide more thermal comfort are highlighted as essential to the clients. According to Sirugi, clients that visit the undertaking, which is in its final phase, are surprised by the dimensions and all of the planned details.

Amongst the conveniences that a modern life demands, is the time that the condominium members will save with the three high speed elevators. According to the manager, the idea is to reduce the amount of waiting time whilst travelling between floors. “Everyone will only take a few minutes to get to where they would like to go”, he mentions.

When the building is handed over, the entrance lobby will already be furnished and decorated, as will be the elevator lobbies of each floor. “The outdoor landscaping is another detail that makes an environment even more beautiful”, says the manager.

The building

Since it has been built near and surrounding the Political and Administrative Centre (Centro Político e Administrativo) of the city, the condominium members will have easy access to the CPA Avenue, to Miguel Sutil, to Pantanal Shopping, to Hiper Comper, to the bus station and to the exits to Guia, Chapada and Manso.

There are more than six thousand square metres of construction, with units ranging from 40 to 131 m² and up to two parking spaces in the garage per unit.
